The "Two-Quote" Rule: For any repair over $1,000, we automatically source at least 2 vendor bids to ensure fair market pricing.
Flexible Agreements: We don't trap you. After the first 6 months, you can cancel anytime with just a 30-day written notice.
Setup & Leasing (Asset Protection)
Finding the wrong tenant is a landlord's biggest nightmare. We invest heavily upfront to secure your asset and find the perfect renter.
1. One-Time Setup Fee: $300 / Unit This covers the creation of your dedicated online financial portal, initial property condition documentation, and compliance structuring.
2. Tenant Placement & Broker Fee: 1 Month's RentMassachusetts law requires landlords to pay the broker fee when hiring a rental agent. We make sure this is the smartest investment you make. This includes:
Bulletproof Screening: Rigorous background checks including credit history, criminal records, income verification, and past landlord references.

Large Project Management: 10% of Total Project Cost For major upgrades (e.g., roof replacements, driveway paving, full kitchen renovations), we act as your general contractor to supervise the project and ensure quality.
Non-Routine Administrative Tasks: $125 / Hour Applied to highly time-consuming external events, such as managing court evictions, attending city inspections, or coordinating complex insurance claims.
After-Hours Emergency Dispatch: $125 / Hour Applied for severe emergencies (like a midnight flood) that require our managers to be physically on-site outside of our normal business hours (Mon-Fri, 9:00 AM - 6:00 PM).
