WHY CHOOSE BESTO

More than a rate.
Support that fits how you own.

Your management fee pays for a coordinated relationship between your property, your tenants and you. Here is where Besto brings particular value.

01

One home or a whole association.

Single-family homes, condos and multifamily rentals need a different approach from an HOA. Besto supports both, with the responsibilities and pricing defined around your property.

02

Two languages. A clearer conversation.

Discuss leasing, repair approvals and financial records in English or Mandarin. Understand the decisions that matter without working through a separate translation chain.

03

Local care when you live elsewhere.

Built for out-of-state and international owners: a Cambridge-based contact coordinates tenants and vendors while agreed updates keep you involved across the distance.

04

Visibility into the work and the costs.

Owner reporting, operating records and an online portal help you follow the rental business. Repair approvals and competing quotes for qualifying work keep important choices in view.

CLEAR FROM THE START

A quote that separates
coordination from property costs.

Vendor labor, materials and property bills are separate from the management fee. Vacant-unit care, large projects, non-routine administration and after-hours coordination may have additional fees.

We discuss what is included and what is separately priced for your property. Qualifying major repairs use competing vendor quotes.

How project coordination works

Your pricing questions, answered.

Why is the management rate a range?

The published rental management range is 6%–10%. Your rate reflects property condition, location and the agreed service scope. We provide a property-specific quote before you decide.

I own one rental. Is there a minimum fee?

The published minimum is $125 per month for rental management. We explain how the percentage and minimum apply to your property, along with any leasing, setup or additional service charges.

What do I pay when placing or renewing a tenant?

Published fees are one month’s rent for new tenant placement and $150 for a lease renewal. These are separate from monthly management. We confirm which services and fees apply to your situation.

Are repair bills and seasonal services included?

Management covers agreed coordination. Contractor labor, materials, snow removal and other property expenses are separate costs. Large projects and after-hours coordination may also have separate fees.

Does an HOA use the same percentage as a rental home?

No. Association management uses a tailored proposal based on unit count, common facilities, financial tasks and vendor responsibilities. The 6%–10% rental rate is not an HOA quote.

Can an overseas owner review fees and invoices online?

The owner portal supports access to financial information and supporting records. We discuss reporting, payout arrangements and approval procedures so you can understand costs while managing from a distance.

How are multiple properties or mixed property types quoted?

Share each property’s type, location, occupancy and maintenance needs. We assess the work involved and identify the services and charges in the proposal; a portfolio does not automatically imply a fixed discount.

What should I budget for setup and a vacant unit?

The published one-time system setup fee is $300. Vacancy care, tenant placement and non-routine work can be separate. Ask for these items to be specified for your property before signing.

What will I receive before committing?

We discuss your property, service scope, applicable fees and approval process. Review the written proposal and agreement for included tasks, separately priced work and the terms of starting or ending service.
