Large projects and work outside routine operations are priced separately. We discuss the scope and coordination fee before planned work proceeds.
What should a tenant do in immediate danger?
Contact emergency services first for immediate danger. Management coordination supports the property response and does not replace emergency responders.
How do you compare contractor proposals?
We compare vendor proposals so differences in scope, price and quality are clear. For larger work, we provide multiple options and agree on approvals before planned work proceeds.
What changes if the property is occupied?
We coordinate access and communicate the planned work with tenants and vendors. Timing, disruption and any temporary arrangements depend on the project and are discussed before scheduling.
Can you oversee a project while I am away?
Yes, within the agreed coordination scope. We organize local access, communicate progress and bring scope or cost changes to you for the required decisions. Contractors remain responsible for performing their work.
Are after-hours calls and urgent work priced separately?
After-hours coordination is a separately priced service. Vendor emergency call-outs, labor and materials are additional property costs. We clarify the contact procedure and applicable charges in your management arrangement.
